Carlo Dupone

CEO & Founder

Carlo Dupone is a cross-border real estate investor, developer, and fund manager specializing in Mexico–U.S. investment strategy. He is the CEO of Astamar Realty, Founder of Astamar Asset Management LLC, and Principal of the Latitude Equity Fund Series, a $100M private real estate fund focused on high-growth short-term and long-term rental markets in strategic global emerging regions.

 

Over the past decade, Carlo has advised and partnered with investors from the U.S., Mexico, Canada, Europe, and the Middle East—structuring cross-border transactions, raising capital, developing mixed-use and residential portfolios, and helping investors build generational wealth without borders. His background spans 20+ years of acquisition, development, lending, sales, private equity, and capital markets—positioning him as a leading authority in international real estate investment and fund strategy.

 

A Los Angeles native with dual U.S.–Mexican citizenship, Carlo’s foundation in real estate began early, assisting his family in managing residential apartment buildings and commercial properties across Southern California. These hands-on experiences shaped his deep operational understanding of property management, investment analysis, and long-term asset performance.

 

Carlo holds a Degree in Economics and a Master’s in Finance from the UCLA Anderson School of Management. He began his professional career in the financial services sector as a Stockbroker and Certified Financial Planner, where he advised corporate executives and institutional clients on portfolio construction, retirement planning, and long-term capital growth strategies. As a financial consultant, he managed over $400 million in corporate retirement and 401(k) assets, developing a disciplined approach to risk management, capital allocation, and wealth preservation—principles that continue to guide his real estate investment philosophy today.

Before transitioning fully into private equity real estate, Carlo also spent nearly two decades as a partner in a mortgage banking firm, where he co-led origination, underwriting, and capital placement strategies. During this period, he played a key role in funding over $12 billion in residential and commercial loans, working with institutional lenders, private investors, and national mortgage platforms. This experience provided him with a deep understanding of credit markets, underwriting discipline, and real-world deal structuring across multiple asset classes.

 

As a developer and fund manager, Carlo has led 100–250-unit multifamily acquisitions, secured over $90 million in debt financing, and currently manages a $20 million debt portfolio focused on multi-family and commercial construction and renovation.

 

Since 2014, he has overseen multiple development and disposition projects, including six ground-up developments across Mexico and the United States.

 

Carlo is committed to creating win-win investment structures for investors, partners, and communities—combining disciplined underwriting with long-term regional development strategy.

 

Outside of his work, Carlo is a dedicated father and values family above all. He maintains an active lifestyle through martial arts and golf, reflecting his lifelong commitment to discipline, focus, and continuous improvement.

Ozden " Dalia" Avsar

Principal & Strategic Advisor

I am a global real estate professional with over two decades of experience across dynamic markets including Dubai, Canada, the United States, and Mexico. Originally from the west coast of Turkey, I hold a degree in Electronics Engineering from Istanbul Technical University (ITU), one of Turkey’s top institutions, often compared to MIT in the United States. I later enhanced my business acumen with a certificate from the London School of Economics.

My real estate journey began in Dubai in 2004, during the city’s transformation from a desert town into a global hub. I witnessed first-hand the launch of landmark developments like the Palm Islands and Dubai Marina, and was among the early professionals active in the market when foreign property ownership was first allowed. Over 18 years in Dubai, I worked closely with international investors as the city rapidly expanded into one of the most attractive real estate markets in the world.

 

Following a personal transition, I relocated with my children to Toronto, Canada, where I became a licensed realtor and successfully served the Greater Toronto Area for eight years. I later moved to Southern California, continuing my real estate career until the COVID-19 pandemic, during which I also obtained my mortgage license to support clients with refinancing.

 

As many in my client base—particularly Turkish, Middle Eastern, and Persian investors—began migrating to the Dallas, Texas area, I expanded operations there, building a thriving real estate business that continues to grow. In addition to Texas and California, I now actively work in the Mexican market, offering strategic investment opportunities for international buyers seeking income-generating properties and Airbnb assets.

 

My focus is on helping international investors navigate high-potential real estate markets across the U.S., Canada, Dubai, and Mexico, with a commitment to long-term value creation and personalized service.
